Some custom houses, yes but most of them are also using LVP.  

My brain is spinning thinking about splitting deposits, classifying properties, and creating custom reports, but if I can get it set up properly I can see it being a great option.

You are correct I have a responsibility to my employer but also to my customers.

If you prefer to have the property updated or customized you would spend extra money and see NO gain in profits because of the rental pool. 

They use nicer quality premanufactured cabinets, granite, etc, but not like over the top.

We just wrapped up an 1100 sq ft house in 2 months, and a 1900 sq ft 1902 house in 5 months that had a lot of custom work to retrofit things.  

Right now, I guess the ideal situation would be if someone chooses to buy the home as an investment property and keep the house with the tenants as is, but I don't know how often these types of customers show up. 

Things to be renovated include the entire bathroom, kitchen, cabinets, etc. 

They are tough to deal with, they don't listen to their customers.
