Either way this whole case should be a learning lesson for agents on how to conduct their business better and establish a baseline on how they will get paid more efficiently so I don’t think it’s all bad.

In addition, please make sure that you conduct due diligence with whomever you hire.

In Florida: A title company has to have a "title insurance agent"  licensed by the Florida Department of Financial Services and appointed by their underwriter(s) to issue policy and conduct closings.

Property Walkthrough: Conduct a final walkthrough of the property just before closing and document its condition.

This gives a record of their conduct and in the event of trouble, past police reports will be very useful.

Maybe in that state it is not forbidden but it is unethical conduct IMO.

What I was mainly getting at is, when you are coaching others about conducting similar transactions - it wouldn't matter whether THEY are licensed or not!

@Justin Frank the thing is that these folks likely use an LLC to conduct business other than mentorships.
