So I placed my very first "we buy houses, any shape any condition...etc. etc." in the newspaper and the first call I get is from a lady that asked me... can you tell me a little bit about your program?

no charge,and the bank lady spent 1/2 hr notorizing papers. 

Very nice lady, but she didn't understand how to put together the documents on a multi-family since she almost exclusively did single family transactions.

THATS HOW CAPITALISM works.Paying 60% of value to a little old lady is fine if she agrees to it.  

I went to the last board meeting and there was a resident (not investor) who just wanted to paint the outside of his home, and he had to wait 2 MONTHS to get an email response from the lady leading the HPOZ!

The lady who hired me told me I was not going to stay in Miami much longer than another year, and she's right, but she said it's no problem to transfer to another location, and there are several in Florida

And I buy lots of property every year and still do.. there is a lady on here from Raleigh I think that did a pod cast and her definition of wholesaling is you buy it.. once you own it you resell it.this has all morphed into assigning contracts.. and its no the assigning of the contract that is the issue its how they market it.
