Can't wait until the next investment opportunity!!!

We bought our first home (already at a good price - owners were very motivated to sell quick) in Kailua in late 2016 with a loan from my parents for the down payment and have done a lot of improvements already which has upped our equity quite a bit, so at this point, we are waiting for at the very least the 2-year mark as well as a few other improvements before we sell again, and we are hoping we will make a pretty good profit, pay my parents off, and have leftover to move on to the next property. 

If anybody has any contacts to start building our core 4 in these areas, it would be greatly appreciated.Can't wait to get started! 

A bad tenant is guaranteed to cost you thousands, maybe tens of thousands, as a result of our pro tenant regulations that will keep a non paying tenant in your property for months.

I am targeting my first SFH for around 100,000-150,000 dollarsShould I wait till I have the full amount in cash? 

It depends on a variety of factors if you sell with a realtor that will be about 6% gone if you have prepayment penalties on a loan that is something to consider if a buyer asks you to pay for closing costs that could be another several thousand dollars.
