When that property has been involved in a 1031 exchange and then converted from investment to residential there are a couple of other hoops you have to jump through.

Matthew Holman essentially if you own your house, and are over a certain age, you will get a monthly payment in exchange for the house upon your death.

In the next couple of months my time will be opening up greatly and I'll be able to do just about anything (driving for dollars, installing ceiling fans, replacing garage door openers, painting walls, whatever) in exchange for and education and, eventually, a cut of the deals.

That being said, we live in Aurora, and even though the prices are high in Denver, we opted to purchase something there instead of elsewhere (currently going through a 1031 exchange on both properties).
