Yes, all the time and the reasons for it vary as much as the quality of tenants that you will be inheriting, which by the way, from my experience is directly proportional to how good/bad the previous owners accounting was.

Obviously prices vary greatly, but any area that seems nice with a great commute and decent amenities will not come close to the 2% or 50% rule, among other 'rules' and general advisements.Did you come to any type of conclusion or realization with your situation?
