Unlike REITs which lose value, RE will never lose enough value where your down payment is lost.

The slippery slope of late rent payments start with checks because there is less footprint on their actions to actually pay you and they can falsify dates. 

Might need to rent out rooms to help in the larger PI payments.  

I know that in the past all held security deposits needed to be stored in their own dedicated TRUST bank account in Missouri.

I am actually working with my architect to get the schematic (less sqft)I have a developer but have contemplated being my own GC however I do not know any great subs I would trust with a 1.7 to 1.9 million dollar homeComps in the area dont have many homes this large downtown Philadelphia.

Tenant didn't also pay the current lease .What can I do to get the lease and make sure the tenant moves at the end of their lease. thank you  Evict the tenant for non payment of rent.
