Here's one of my pet peeves......watching a House Hunters show right now and this couple doesn't like a perfectly beautiful house because of the paint colors in one of the bedrooms.......really?

The location and the fundamentals are always great, and even if you don't change the physical structure of the building, you'd be surprised how much a burger king or chase bank thats just been painted different colors looks nothing like the original.   

@Mark S. that was the second place I looked but I don’t want white they stain too easily we find the dark colors last longer.

I won't go into the color vs white conversation because that's not what you asked  smiley face.

I've been to city hall and feel like I've got a good handle on restrictions.Your perspective is colorful and helpful, @Amit M.

We get the khaki colored ones. 

Obviously if you start buying 3, 4 or 5 "second homes" then underwriter's are going to start looking into this with a fine tooth comb and most likely find out if you have a history of getting rental income from these properties.That being said, I am helping a client get his 3rd "second home" right now in Arkansas.

The quality expectation is that there is no break-through color from the previous paint showing, and that the trim has no drips from the walls, and the ceiling has no paint from the walls either, etc.  

I'd also recommend keeping to lighter-colored selections for the basement- you can assume it will already be darker, so lighter paint colors, lighter flooring, white cabinets, lighter counters, lighter backsplash, etc., will make it seem so much more luxurious and less like a basement.Best of luck, you've got this!!
