As for statements and invoices, if you have a property portal then hopefully you can do this on your own without having to wait for the PM company.I think you are already prepared for the difficulty this could cause for you.  

Also, it was already reduced once from $129k.So, my questions...How easy/difficult is it to deal with Fannie Mae.  

You may have some difficulty keeping your room mates once you put the property on the market, but it will be part of what's necessary to lighten your financial load.

I think it's all well and good that he drives around and collects rent and has a personal relationship with his tenants, but unless he combines some of his old school management techniques with new school technology I fear you will just lose more money in vacancies.

gather from your replies that if you are marketing, networking, etc there are still a lot of deals, but maybe if your strategy is only looking on MLS for low-hanging fruit those are the people saying it's too hard right now........This is where we get 80% or more of our deals, wouldnt exactly call it low hanging fruit,  because most people have great difficulty picking it.
