I have always preferred to automatically have the leases go month to month after the one year lease has been fulfilled by the tenant..what i like to do is speculate a late rent penalty in my leases to ensure the rent is paid on time, and i'm never lenient..if they refuse to pay it, it's a cause for eviction since it's speculated in the lease..this always encourages tenants to pay on time..i hardly have problems..

Everything changed after the housing collapse though; as all the speculators were wiped out, and the new price points suddenly made a lot of sense for flippers and their new buyers.

Thanks Mike,IMO investing for appreciation is speculating and much higher risk then investing for cashflow.There is much more certainty in basing decisions on the fundamentals of a deal as the numbers stand TODAY and not what they might look like tomorrow.Much success
