The problem with painting over kalsomine is that the layer that it forms is soft and easily crumbles.

I have a soft spot for the elderly and think with the higher lot rents 1 bd, 1bth is all most of them want or need unless they have families that visit often.

Not just convince but also get a soft comment from them.For example, let's say I tell you: "Brock, if I show you a deal with projected returns of X% with A, B, or C as a sponsor, would you invest in it and how much?"

Let's run your costs fast (very rough #'ers- have a spreadsheet I use- but lets us BOE)-Land $500k-Hard costs- $2M (sounds high- 200 psf for retail construction- I'm building at $130psf for hard cost)-Soft Costs- lets plug 20% for safety $400K-Leasing Fees (you're only paying for 4k sq.ft) 5% of your leases signed over 5 years and then 2.5% (my market- you're -might be different). 

We based the decision on the score shown on the screen and when the troubles started we brushed it off as a misunderstanding, because the person had excellent credit.

I have most of my soft costs figured out and have a piece of land I'm ready to go under contract on and have vetted.
