Looking for some opinions please..I am on track to close on my second investment property (3/2)  in a few weeks or so with flexible plans for the Seller to rent it back at a discount for a couple months. 

If so, what would be the best category and cities to start in for real estate? 

Instead I get these kinds of questions:"Why are the rents so low?'"

U need equity so you can exit if need be without writing a big check.

If you screen your tenants properly, buy the right property and have the right team in place you can be successful. 100%, so many sit on the internet and say OMG I'm not buying there, GOOD more for us!
