I'll be closing on a large single family in Dorchester, MA (02124) next week.

There are a few other co-working space on other parts of town, most of which still have some co-working, but have made a transition to single offices and suites for small companies.  

My other obstacle is the 2/1 comp, for which there is very little inventory in my area to make a fair comparison.

If you have 20 units or 20 SFH you have 20 different due dates to remember, 20 times pulling out your credit card every single month. 

Do you have experience in single family, multi family, both?

Then move to single and/or multi-family units. 

Also I am in the market for a lender in the Tennessee area to get comparisons if anyone has recommendations.

The foreign filing is way cheaper that paying for a registered agent and you will still pay taxes that you live if you are a single member LLC or multi-member with all owners living in the state.
