The have done several seller financed deals in the past but always just one property.  

When they prepare my taxes each year, they verify my transactions (there are several hundred) and update depreciation for all buildings, equipment and rentals.

Depending on your situation, there may be some financing advantages as well.There are several ways to use IRA funds to make a real estate purchase, but the most direct (and easiest, for many investors) is with a Self-Directed IRA LLC.

In fact in Texas colorado or cali 1% would be a wonderful deal on an investment property .there are several other formulas to gage a deal every investor should know .
