of course if it makes you feel better I guess thats OK.. but it is hard to scale up.. lenders will balk at complicated vestings and will look for PG's anyway .... proper insurance is by far your best bet for asset protection. the next is dont be a slum lord.. so i look at 42 years of owning rentals and other more risky type projects IE construction development etc..

The k-12 schools also have some of the worst ratings in the state (2-3 out of 10 scale) with 80%+ of children will be on the Free or Reduced-Price Meals program.Tenant risks and headaches will generally be far greater than other parts of Tacoma.Other BP members from the area and myself have more detailed info about the neighborhood and Tacoma in general in these 2 threads.

Not trying to come across entitled here...I know how hard it is to get these numbers anywhere.Obviously goals affect the answer: I'm looking to finish replacing my day job salary with RE monthly income within the next 3 years, then scale up more conservatively (slant more heavily toward performing notes?)
