Hi Y'all - been noticing a lot of info promoting Chris Chico'sFind Motivated Sellers Online Training using Facebook program.  

Many of the agents I have worked with over the years, including some of the agents I sponsor at my brokerage, did all of their training online. 

High-end Bergen County homes aren't moving as quickly as they once did.However, Glen Rock and Ridgewood homes are always in demand due to the proximity of the commuter train into NYC.And your profit margin is too thin (because of the Wholesaler taking his/her cut).

  - You are not a trained Realtor

Though, if I found a place with 2 units or a beach condo I could live in when the kids are with dad and use for vacations (over 50% of time) that I could Air BNB out, I could make an owner-occupied house hack.And, through the power of Google and FB, I'm now getting hit with TONS of ads for real estate training courses, hard money lenders, and services that are supposed to help find leads, but I know they are ads, and really need to figure out how to vet all this stuff.Any suggestions for someone very serious but just starting out?

If you find a freelancer who is good at cold calling then your investment in the hiring and training would be made back rather quickly.

Although I no longer commute on the ferry I must say it's one of the most enjoyable and relaxing ways to make a commute compared to traffic or even taking trains.

I actually heard something similar to that in a training class, where you identify your competing values (that make you fearful of certain situations), so that you can overcome those fears.

If you are just starting out as a junior agent needing to be trained up you will have to put in your time (years) before moving up at the same company, moving to a different company at a higher position, and eventually maybe going out on your own and starting a brokerage.Commercial brokers specialize in one asset class.  

If you want to automate just hire and train some VA's.
