I dont mind to leverage my house and downsize and buy a primary residence and live mortgage free...Here is the big question, in order to buy more investment properties what do you think is a smarter way to go:1) borrow from 401K2) borrow from equity in a rentalWhere would you borrow if you were me?

I have a mortgage on my primary residence and business is good but I’m not ready to tap into my reserves there to do this.

If the lot is worth something just sell it. to someone who wants to build there primary residence there, or find a developer to do new contruction and "flip" it. 

Most investors start with their personal residence, then buy an SFR investment property or two (maybe 2-4 unit residential) and then move onto 10-20+ units and eventually 100+ units if they stay in the game that long.I saw you messaged me about Phoenix, so I'll ask you more details there.

HABU: fill with residents and have caretaker/nurse live in the manufactured home.
