As the number of investors swell, so do the number of "so called hard money lenders" Since the recession, a lot of hard money lenders, or as I will call them, "pretend hard money lenders" ask you this question.

Too high of a number could mean there will be excess housing in the future, and too little could mean builders are concerned about the local economy.Prior to the recession, housing starts were very high resulting in excess housing, and substantial price drops in many areas.
