There are 80% LTV cash out triplex investment property 30 year fixed mortgage products out there, they just aren't Fannie Mae loans and the underwriting criteria is a bit more thorough.... so if you need that AND there's credit issues AND this AND that, it's a no go.

There just aren't enough units to spread the costs across.If you have private financing lined up, that's great.

@Carson Belknap in general, very large lenders just aren't flexible enough for us.

@Ray LiIt's advisable to engage a tax CPA/EA if you aren't comfortable with the tax preparation process. 

The best deals aren't typically selling on MLS though.

Plus you’ll actually see some deals too that aren’t based purely on appreciation.

At the end of the day, you aren't buying a market, you're buying an asset or property.

@Daniel Kent I have a couple properties in GC and the CO Inspections aren't awful.
