Best practice it to cut one wall and roll it (don't cut the whole room then roll because cut will dry). 

If a property is "worth" $155,000 and is only selling for $99,500 it is more practical to assume the house is only "worth" $99,500.  

Talk to several realtors, and explain your situation, but realize that not all of them are 'practical' people.

My understanding on wholesaling was that I put a contract on it for say $1.2 and sell it to my investor for $1.3 and either roll my assignment fee into that price and do a simultaneous closing.

Agree on a contract, purchase out right, pay off the balance....or make a sub2 deal with some/all cash today.....either way, get deed transfer simultaneous to paying arrears.

In my practice we have had a couple recent deals that involved Option Contracts so I wanted to share some different ways to work with a potential client that is involved in a Lease with Option to Purchase Contract.

My suggestion is if your fees is over 10k, you should do a double closing or simultaneous closing.
