In the mean while, I'm saving my regular income which I would have been using to pay my regular monthly expenses.So by the time I go to buy the home I'll have enough "saved" to cover my DP and reserve requirements, I'll have used up all the funds from the personal loan and I'll have about $24k remaining balance on my personal loan (which I'll pay off with my reserves after closing on the home).Does this reasoning make sense to any of you lenders and would it be an accepted method of showing proof of funds?

Correction - In MN, when it comes to rehabbing your residential properties, you are only required to have a license for mech'l, elec'l, and plumbing work.  

I work for a firm that does Mechanical/Electrical/Plumbing Engineering work, primarily for architects and developers.  

I would like to get references and/or have some conversations about who everyone here is using for this type of work(framing, electrical, plumbing, finish work).

Ac and plumbing will be your biggest expenses.When you rent out a house in the section 8 list on gosection8.com, you will start getting phone calls the same week.

Don't touch it and finance deals using a different method?

It looks great and neutral and everyone likes it.For bedrooms each house gets the exact same carpet.For plumbing, each house gets PEX plumbing.If we replace roof or windows, each house gets the same brand of shingles or windows.Each house also gets the same plumbing and electric fixtures.These are things that we don't even try to contemplate.If it is neutral and goes great in one house, it goes in every house.
