I've been patiently waiting in the tall grass, ready to pounce if/when an opportunity for me to bust down the doors to the real estate fraternity. :-)I hope/think it has made an appearance…I'm a quadriplegic & in kind of cash flow is greatly needed and appreciated… Before my accident 13 years ago…My daughter had a favorite babysitter, at the time… The babysitter was 15 years old.Now she is all grown up & has a few kids of her own, nice guy for a husband and they are looking to buy their first home.This is what I'm hoping to get involved and help everybody out.They had made an offer on a short sale, but… The process was too slow & their loan had expired before they could even use it.I've been all over the Internet for the last 2-4 years just being a sponge, trying to sift through as much BS as I could.I was able to find a title company that would out right purchase a piece of property for me (willing to put the piece of property under my name/company name), as long as I had a buyer ready to purchase right away.What I would like to, is to do seller financing/creating a note & let it season for a few months, then turn around and sell that note…I don't think I'll actually be making a lot of money from this, but… Maybe making just enough to make a down payment for my next piece of property & throwing the snowball down the hill from there…Their credit scores must be pretty good, they had already prequalified for a loan… The short sale process just too long.I was wondering if there were any "templates" for contracts and things of that nature… If someone had a link to where I could purchase or download for free.
