New tenant is good with carpet and does not want it changed.Looks like things worked out and you can't withhold deposit since carpet has been replaced escpially if you can't return the brand new carpet.You can't keep the carpet he provided and keep his money too.This should have been worked this out before you allowed a tenant to move in.

@Terry Bernard LanierYou should familiarize yourself with the carrying costs & other costs associated with holding real estate.At the very least, you should be able to have a rough idea of what the costs are.The thing that I am concerned about is if you go into the deal, get the financing and a couple months down the road, you are underwater on the deal because you underestimated the carrying costs.Carrying costs can definitely add up, especially if the project takes longer to rehab or the property takes longer to sell.Good luck on your real estate adventures.

The down payment and higher interest rate reflect the higher risk of an investment loan vs. your primary and there is no creative way to withhold that intent from your lender.
