For the price you are asking or less , a tenant could rent a 4 bed house in Severna Park in a water priviliged community with blue ribbon schools , a yard , a garage and a driveway .

IMHO - If you have a choice, do not start your RE business in a state that is blue and so tenant friendly.

It has a peek-a-boo view of the ocean on the back deck and an unobstructed view of the intracoastal waterway on the front deck.

Upstairs deck.  2.5 blocks from the beach.  10 min car ride to Atlantic City.  20 min car ride to Ocean City NJ. 

I'll be going down for Bikes, Blues and BBQ, if they ever have it again.
