The individual who started the thread did not mention Apple Blossom, but when I posted below, he replied back that the property pitched to him was actually on Apple Blossom.

Personally I love the art of the deal and transacting.In commercial leasing agents specialize so first mention the asset class, then deal size.Hope it helps some.    

Looking for some advice on this - I was listening to a podcast recently (it may have been the PB, but I listen to a lot) and one of the guests mentioned that they find off market houses by getting lists of homes that have recently been transferred in a will.

You didn't mention if that was your plan above.

Research the property for liens and such before you think you're getting a smoking deal.And as @Joel Owens mentioned, there is no telling what real problems this house has until you open those walls.

I talked to one of the neighbors who has a relationship with the lady and apparently, the lady hasn't mentioned anything about actually leaving.
