Although it was not an investment bank, there was a type of investment banking mentality there which I did not like. 

, or have mental health difficulties, or experienced/are experiencing trauma in their lives, or experience subtle or not-so-subtle racial or sexual discrimination when they look for housing, or are going through a devastating illness, etc. etc. etc.

This website is about people helping people.This is the definition of a scarcity mentality.  

At the end of the day, I made the move because I was comfortable with my macro and micro economic analysis along with my analysis of the deal itself and my overall cash flow.I guess the point to my ramblings is that don't let the "sky is falling" herd mentality keep you hiding inside. 

I get the cash only mentality, but that would exclude all but a few from being able to invest.

In general I don't want a tense relationship with my tenants, I'm here to help, but I appreciate the same mentality from my tenants.

We were mental health techs together.  :-)I totally agree with motion sensitive lights in the front, but I had planned on regular lights in back so they could have light if they were entertaining at night. 

Almost all of my inherited tenants have either vacated soon after closing (or had to be evicted) when asked to follow the lease rules, or have this chip on their shoulder coming from an "I was here first and this is MY house" mentality.  

Looking at the truly successful people, they all study things outside their profession and have many "mental models" to base their choices on.

To be honest... our favorite car with the "drive for the position you want to have" mentality is this 2015 BMW M3...
