If you are non-accredited and conservative, then in my opinion most of their options have too much risk and you will probably find other Crowdfunding/syndication deals a better match (like Blackstone real estate investment trust, BDREX etc).

AirBnB is a great platform and continues to deliver great results for many hosts.

To the degree that I can, I will qualify/quantify the results and share them, if people are curious. 

And the nonpayment isn't a result of the landlord making the unit uninhabitable. 

In contrast, we get very good results from calling, leaving a message, and then emailing saying that we called and left a message and asking when a good time to call back is.

Contact at less 10 real estate agent and tell them your goals (stick to 3) and see if you match.

I use ListSource to generate my leads and I send direct mail to those leads CONSISTENTLY for 6months up to a year (depending on the results).

Including the proper disclosure on late pay marketing never gives worthwhile results.
