One last challenge is their estimate of property taxes - they are all VERY low:(Michigan has some interesting property taxes because there's a Taxable Value and a State Equalized Value, as well as Homestead and nonHomestead millage rates. 

So our vacancy rate is very low!  

It's a great program to utilize and a creative way to get into a home with low or no money down (3-5% downpayment covered by the grant).

The additional person also increases the chances they have funds in a bank account that can be seized, as well as other assets that can be seized (verify bank vacuuming is allowed in NY). 

You just have to locate them.I have bought an unwanted house for as low as $4,000 and have had 2 given to me.

I am thinking about using hard money to fund my new build but once completed refinancing thru a traditional bank to get a longer loan and a more favorable rate.

(No plastic parts like a bathroom fan.) other than that go with quiet (so they’ll use it.) and wide range of CFM (low/slow/quiet to leave on and ignore.
