Aim for a $75,000 ARV to play it "safe".As far as private money you would probably have to find someone local that knows the area and wouldn't have a problem taking ownership of a property like this if things go sideways.My guess is you'll have a tough time finding an individual that wants to loan on it. 

Depending on the country I would first see if any local banks will loan to Americans. 

My best suggestion for finding a mentor is to start networking locally.

That info will allow a local expert to weigh in if you do plan to keep it.

Some things I wish I would've done sooner:- Find out the requirements for each local MLS you intend to join. 

If that looks good, I do my own google check and also look at local court records just in case something was missed by the background check.
