By the time your unit is rented, you have now saved a lease up fee due to your property manager of likely $600-$800.  

Hi BP'ers- I am hoping to glean some insight into a lease option deal that I am considering.

I'm setting up Buildium and am trying to structure my leases, payments, and expenses through the business accounts. 

They already manage a couple of properties which are leased out and I’m very happy with this.

After a roller-coaster ride for the past 2 months, it appears that I'll finally be closing on my first commercial property on October 1st.Two of the three retail/office tenants in the building have leases expiring on October 31st.

We currently keep packages in the leasing office, but since the office isn't open 24/7 this causes some residents to be frustrated.

The process was arduous and long, as I posted on BP last year.The date of our signed lease was originally November 1. 

One of the ideas we are batting around is to negotiate a lease purchase with the sellers, where we would finish the 3rd unit, and then purchase the property at a pre-negotiated price.

I'll address #2 by saying you can get year-long leases.

Anyone in the Orlando (and surrounding) area who specializes in lease option deals?
