@Tom BurnsThe are two easy solutions to the liability issue you note:Option 1 would be to have a self-directed IRA with the $100K property and a separate IRA at a conventional brokerage. 

As long as boxes aren't overloaded due cubic inch maximums and if everything is grounded properly, should be easy to inspect. 

@Dmitriy Fomichenko this is your business, so I'm sure it comes easy for you, however, would you recommend checkbook for new investors?

This seems like a pretty easy answer to me, but the advice I received was pretty adamant I live in my 1st rental property even if it is a single family home.  

-For the value of the building, either check the tax records (some municipalities make it easy to access via an open website) for purchase prices, or use a website like zillow or realtor.com to see the sale prices of the surrounding buildings. 

Adding a dishwasher can increase the rent, if it's easy to do.Be sure to spy on your competition. 

Don't books tell you if it's a deal the 💰 should be easy to get.
