Typically first to fall is SFR properties, then multifamily, then commercial but this virus is different.On the commercial retail side I still have clients buying it is a (flight to quality) meaning most want investment grade tenants now even if  a lower cap rate.

It’s kind of a gamble but I guess you can make an educated bet based on the market, supply/demand, and the quality of management.If you didn’t do that then I do think they’re due back their deposit.On the positive side, it sounds like you have a nice property in a popular area if it rented that quick..Best of luck!

While I will be still be looking for quality investments in the future, I am sure I will end up loaning/giving money to my parents/siblings/people around me because I believe that is the right thing to do in a time like this.

I think those purchases could now become larger and the pricing will likely be lower as sellers seek sources of liquidity and quality counterparties.As to where rates go from here, it is my view that low rates are here for quite some time (maybe years)...though they may not find their way to the mortgage market for several months.Why?
