place enough tenants, manage enough properties, oh yeah, dead bodies, roaches, fires, property damage, evictions, drug raids, it's all gonna happen, law of averages. 

It's not just a relationship with another human being you have to develop, but it's also a business and legal relationship with requires a lot of due diligence and groundwork.
