Hi all, we have two tenants (I'll call them Jane and Alice ) on a 1-year lease which began in December.They did several things to violate our lease agreement which included 1) bringing in a 3rd tenant without telling me (let's call him Rick); and 2) Rick dumped garbage bags on another house we own (an Airbnb on the same property).I wrote them 1.5 weeks ago saying this won't work out, and offered to terminate the agreement and waive any early termination penalties.

Im pushing the 4 flat because it is still considered residential. 5 or more units is considered commercial and there are more fees like garbage removal, higher insurance costs, etc.

That said, if a tenant has a pet, I do charge them a modest $50 pet cleaning fee up front at lease signing because I expect additional cleaning at the end.If the unit is excessively dirty where there are disposal costs for garbage/debris or very visible dirt/grime/grease then I may charge against their security deposit for the extra cleaning.

., inspector) are a joke, the roads are laughably bad, garbage collection misses the house every once in a while, your go-to contractors say "Sorry man, we don't deal in that area", the city tax rate is disproportionately high w/no credit, the adjacent home have pit bulls and the kids fling the fecal on the front porch for fun, basketball (a.k.a "yell ball") is played in the street until 3:00 am everyday so the tenant complains with a sleep deprived quivering voice and leaves, and the property value is "eh".I know you're thinking "sheesh dude, speaking from experience?"
