If you have S-corp, you must pay yourself ''reasonable'' salary (where you pay 7.82% on top as an employer) and you can receive profits at the end of the fiscal year that are only subject to Federal and State tax (so you are saving on not paying SS tax and unemployment).

@Adam BeckstetdtFirst, I would have the parents as guarantors of their respective children and not as co-signers to the lease (which effectively make them a tenant with all rights enjoyed by a tenant).With a guarantor we screen them fiscally (income, credit history) as we would a tenant.
