I'm estimating 20K in repairs, ARV of 75K, $1250 rent, $162 monthly P+I@ 5.38% over 30 years (called like 50 banks to no avail, decided to call the bank i keep my money in and found out they hold their own paper).

I followed your advice and I am getting an estimate from my contractor for worst case scenario (full rebuild of the space) and will factor that into the offer.

I know that Zillow estimate are not extremely accurate, but i am curious if it could be a quick way to see if property Could be a good deal.

Not afraid to get my hands dirty, if necessary, but I'm a little concerned that I will get in over my head when it comes to estimating more major renovations. 

Hi Anthony I'm a real estate agent and have had the chance to work w some handymen and General Contractors in the area.

If the agents sending you this stuff aren't listening to your specific requests, I would give them a firm final chance to update the search and listen to you, otherwise I would look for another agent.As for suggestions, you can use keywords such as TLC, Handyman, Investor, Fixup, In-law, In Law (hypens makes a difference on my MLS) etc.

I have estimates of the costs for architectural services and a ball park figures for the renovation costs, acquisition costs and a financial projection of the revenues and investor recompense. 

Me not understanding the numbers I thought the 30k was being taxed. 30k being the estimated check we would get after the sale.
