I have a house under contract, but if I take out a personal loan for the down payment it would effect my debt to income ratio negatively.

Not sure what effect this will have on investors who make all cash offers or sellers whose RE for some reason does not qualify for traditional financing.  

Hey all, I'm curious to hear any thoughts about seller financing and the most effective strategy to begin investing.

There's a learning curve to do it effectively when starting out but to me it was worth it. 

It is hard to say what effect that will have on the larger economy, but I think it will slow inflation.

You need solid cash flow to service debts and operate the property effectively which in turn creates a more valuable property in the long run.  

We used outside bait stations but they are not very effective because the bears tear them up.  

Here were the keys:  1) Got tenant to agree the damage was due to his negligence and he signed a statement to that effect.  2) Got him to sign a Promissory Note (found it online for Oklahoma and simply copied/pasted) saying he would pay the full balance due by minimum of $200 payment per month due same date as normal rent. 

The Personal Home market is in Turmoil and that my have had an effect on the market for Builders Risk policies.  

This is apparently a new rule taking effect Jan 1.
