I would keep the PO Box for my business mail, that way if you decide to do something different with that space, you're not constantly changing your business address, plus I personally do not want my business mail and checks coming to an address where it could easily be stolen or wind up in a nosy tenants box.

You have to either buy cheaper houses that you can easily afford, or make sure that you have enough cash in the bank to cover any vacancies and large repairs.
