It will be difficult to find people to invest in you for a flip without a proven track record.

There are so many blogs and posts out there covering this already that it is difficult to pin down something specific.

Even when I login it will not go away making it very difficult to type post from my mobile device.

Also, finding good rental areas with good resale is very difficult.

Hi, @Bob DuBoise, welcome to BP.You're going to have a difficult time getting hard money on your 1st flip.

Or sometimes have a predicament they explain in their ad that is making renting difficult , but may not be a big deal for you...ie, "moving from out of state" or "have two dogs". 

Once it is settled, you can put it under LLC..no need to touch for next 30 years....Also, if you want to buy on LLC, it will fall under commercial lending which is completely different, bit difficult, and more $$ (you won't get 30 years fixed), I was recommended no to follow that route...
