I had a previous tenant with a dog destroy everything in the home and I had to replace all the furniture, queen sleeper, mattress, bedding, linens, area rugs, flooring, so I am really leery about renting to people with pets now.

@James Wise  What was described above is simply life in the rental bizz  no amount of up front screening etc will keep you 100% immune from peoples lives.. as lives change.I had 11 A class ( new builds ) in Jackson MS area.. and by and large they were great I could self manage those ( self being my secretary managed for me).. but even there on brand new 200k homes I had one completely destroyed.. 50k in damage... and luckily the insurance company covered it and went after the tenant for criminal charges... as you know normal turn over damage is not covered with insurance.. then I have owned C class Section 8 with the same tenant for 8 to 10 years.. just like many others.. its one reason I subscribe to the thought process no matter what were or how.. you want some scale if you want to be in the rental business.. however you can do it get to at least 10 doors as quick as possible.. that way one bummer does not sink the ship.

On a deal like this, It'd be worth it to consult with an attorney and have them put in a provision that if the lease terms are broken, like the corp's tenant is dealing drugs out of the house, destroying property, etc, remaining rent if fortified as liquidated damages (I'm not a lawyer, they could make that sound nicer).Still check basics like are they an established corp, maybe try to lookup their gov't contract or request it from them, basic financials, etc.

You will expect it to be completely destroyed over the next 30 years and become worthless.When you are looking into the analysis of these 3 kinds of properties for appreciation metrics, you can us a spreadsheet for Property A and it will look like this:Property B, no need to have a chart, you know that the rents will remain at $1,000 per month since it's in a stable rent area.Property C, you may have both decline rent along with the decline of the value of the mobile home.Now, taking this into consideration, even if I finance Property A so that I wind up losing Cash Flow in the 1st year by NEGATIVE $40 per month, by year 2018, I am now positive cash flow by $10. 2019, I am now $$63 in positive cash flow.For a Property like A, the increasing rental appreciation will make a negative cash flow eventually positive.Property B and C are not like that.The likely increase in Rent and Price Appreciation is exactly why Investors like myself are willing to forgo on the Cash Flow NOW.
