What makes a partnership work, is when the puzzles pieces formed by all of the above come together to form the picture that is the partnership.Now, the most important thing, all partnerships are different because all partnerships are based on different properties, in different markets, with different partners, with different desired returns and participation for earning those returns.So, like I said in the beginning, your answer was the statement you made right before you asked the question.

I've thought about constructing one entity and selling ownership in it proportional to the percentage / amount any one or each ‘partner’ desires to participate in the deal.

California is not an ideal market so I will be looking at different markets over the next few months and aim to start my next stage of investing in March / April 2015.I am new to out of state investing (and went to school at Cal Poly, San Luis Obispo where the motto is "learn by doing") so I want to spend a minimum of a few months in my desired market, personally building my team and portfolio. 

-neighborhood is a C+, but in a very desirable school district (HEB ISD)-property was fully renovated in September 2014, but could possibly need new water heater and condenser soon for one unit.

I am working with a building friend of mine on building two spec homes on two lots in a highly desirable area.

I desire a three bedroom house so that I can owner occupy the property while renting out the remaining two rooms to tenants.
