I agree that buying your first property is the hardest. 

Then have a few pool companies give bids, you both agree on the final bid and if the cost from the pool company comes in under the amount, the seller gets their escrowed funds back less the cost of the repairs, if not the funds are used to complete the repairs when the time comes. 

I agree with Alecia that house hacking is generally the best way to get started, so for the moment I recommend working to get your credit score as high as possible and saving up for a 5% down payment.

I agree that finding someone like you local to my area would be quite important to success.

We discovered that some warning signs include consistent delays, a lack of communication, poor craftsmanship, and failure to meet agreed-upon milestones.

I would tend to agree with you and believe it is too good to be true, but I would also love to be proven wrong
