I would imagine that 3.5mm - cost of lot - build out = a pretty good penny.

If a LO is in a call center, most of that is being harvested by middle management leaving them with pennies on the dollar.

Fresh coat of paint, deep clean, and updated the vanities.

Why they h*** would someone sell their house to me for pennies on the dollar? 

I won't go into details, but believe you me, we earn every single penny of that rent - they are SO incredibly hard on the unit, and require so much attention. 

Let's assume for simplicity sake that you find one of these average homes and are able to buy it in cash for $212,000 ($40k discount aint bad) and it only needs a fresh coat of paint and new carpets in the bedroom ~$7,500 worth of work.

I still bend over to pick up a penny .  

Fast forward 6 months, I am sifting through Offerup and I see someone selling a tiny house near by for pennies on the dollar.

I worked with someone who rented out units in a similar area and when their last tenant left they took all the copper wiring and piping with them.
