Worst case scenario, it will need to be de-converted and the numbers work without it anyway.  

If the value HAS gone up to the point where I have 20% equity, then I could convert my FHA mortgage into a conventional, thereby enabling me to drop the PMI. 

I think one of the first order of business is finding out if the city will allow you to convert a basement into a rental.

Hi does anyone know the requirements in Baltimore City for ceiling height when converting a basement to a bedroom for it to be a legal or legit BR?  

I think I'll convert mine and invest in notes with my ROTH.
