Think about this: Who in their right mind buys an apartment complex with 7% interest rate debt, at a 5 cap?

-Don't buy a single family short term rental deal that backs up to a 5 story apartment complex. 

I have one SFR rental, so I'm not deeply invested, but agree, the financing on larger properties seems a lot more complex.

Hi Justin, One thing I've found working in a large apartment complex was deciding based off the pet itself.

At the very least you might lose your shirt, at the very worst you might find yourself dealing with gang issues in an attempt to turn around a partially occupied apartment complex from a thousand miles away.

@Dave HolmanI would actually think this would just make things more complex for you to track everything by project and then bill your other LLCs.

because everyone want to buy on the same complex, condo is cheaper than SFR.

Which is very strange as other condos in the same residential complex got sold, even the ones that got listed after my listing and priced more than my listing.I finally gave up trying to save some money and reached out to a realtor (with traditional fees) and he informed me that I need to cancel the contract with the Flat fee service first.
