The roofer gave me a invoice with high level bill of material, and a statement that it has 2 years of warranty and brand name of the shingles.It does not say brand name warranty or model or batch number etc. 

Basically we are looking to reduce our risk and if it defaults understand we would be coming after everything and anything.

This ties up the seller’s property with no real deal in sight.3.

For me, I had no goals but found that two of the deals that I did, the seller looked me up on FB and said that they felt good about me pretty much because they got to know me through videos / posts that I made and I suppose that it built trust with them. 

Inherited tenants are usually a negative, however in that area leaving the duplex totally vacant makes it a target for thieves to come in and steal your pipes, furnace, and hot water tanks.

The only group of people who come close in my experience are professional athletes.

The other thing to consider is the age and if you add a second floor will the entire structure need to be brought up to code for hurricane and wind.I live in a neighborhood where the homes are older (not in florida) and the foundations are hollow core CMU and adding a second floor would not be feasible due to soil bearing.

If this is a bonus that's coming soon, the timing could really limit the number of moves you can realistically make between now and Dec 31st to mitigate taxes.
