Then, hard money lenders don't front the renovation funds, they reimburse you after the work is completed, so you'll likely have to pay for some of the renovations to get going and then get reimbursed in stages as you go.

It's not in bad shape, needs new flooring throughout and the kitchen is empty (no cabinets or anything) and it's a condo in a very nice center so the only exterior work needed is some landscaping on the small patio.

If you were to concentrate on learning everything there is to know it could conceivably take 6 months to a year to consume along with properly researching your market.Learn your market, finances, expenses, cash flow, tennat screening, PM screening, state landlord tenant laws, etc. etc.You are at stage 1 in a 100 stage learning process, slow down.

It costs money to conduct this stage, but SHOULD have been accounted for during your underwriting phase.Don't just sell because they are operating in the red and happen to be out of state.

I then had the property surveyed and concurred that the neighbor was correct the lot line did go through the center of the house so my surveyor made the adjustments as we agreed.
