I’m plugging away and plan on buying another in the next 2 years.

Plumbing issues....I own a lot of rentals and do the PM work myself..The biggest issue is plugged drains, leaks, and broken showers. 

The last thing I want to do is refer someone who could potentially butt heads with them and therefore jeopardize my reputation...I've seen it happen.But to the original question, yes 80% is out there with portfolio loans.

Two years ago I was on per event and lost my butt. 

Then once you have your rough cost to develop including everything, plug in your target profit margin, pad it out for contingencies/learning curve, and what remains is what you can afford to pay for the land.

Sometimes you kiss a customers butt in business ..

We have a Co2 monitor plugged in that most of the time stays off under 800, but at times throughout the day it can alarm when levels reach over 800.

Most people living in the front range are here because of jobs and business opportunities, or to be close to a large urban center, international airport etc. while those that move to Colorado for reasons more lifestyle-based and aren’t stuck in the front range due to their career or family or whatever usually prefer to live in the less crowded parts (crested butte, steamboat, Durango, western slope are all highly desirable among many others).

Then pull the plug. 

I love my portable electric oil filled radiators and was inquiring if anyone knew of a domestic version that can be wall-mounted for permanency yet be plugged in to avoid rewiring.
