It depends on the state.The Orange County website says this about tax auctions: "Pursuant to Section 3712 of the Revenue and Taxation Code, tax deeds convey title to the purchaser free of all prior encumbrances (mortgage liens, judgment creditors, etc.) of any kind EXCEPT liens specified by Section 3712, Lis Pendens actions and any Federal Internal Revenue Service (IRS) liens that, pursuant to provisions of federal law, are not discharged by the sale, even though the Tax Collector has provided proper notice to the Internal Revenue Service before that date.

What neither of us has been able to figure out is how to identify what taxes she will owe on the interest income portion of the seller financing and who that income needs to be paid to (i.e. the IRS/foriegn tax collector).

Hey Will I gotta say I agree with Braden I too went to that seminar and even though we learned great stuff there are other ways around that huge expense that they charge and this website will help immensely also i do not know if you are aware or not but right now Florida is booming with great investment opportunities so take advantage of living in a great state.
