How does it feels, and i mean in your BODY, to put your money on the line.

Pre-paid rent refunded on pro-rata if owner breaks the lease.- Owner agrees to allow sub-letting.  

But that contract doesn't promote service because once you sign then the agent can take a break, if you wil,l and possibly not work as hard because they know you'll be there.Like @Robert Musallam said though maybe they have to do this.

Looking at the prospectus of both I'll be lucky to break even.

If i had that 15k to invest, but it would completely break my bank, should I wait and rent for a year or so to build up a cash reserve?

@Ryan Herald  my statements are general in nature... just computing10% down equals 300k  which means  3million buy / 85 = 35k per houseand in the lending world those are viewed as low value assets.. not a negative connotation just what they are deemed in the lending world.I suspect you will be able to put this together I bet you get people private messaging you already offering to help you/good luck and glad we did not break the BP rules of engagement  :)  Ok I got to go make some money so I can afford to be an investor

You're definitely getting started in the right place, just remember to take breaks for eating and sleeping, this place can be a serious rabbit hole ;)Not sure what types of investing you're looking at, but I'd encourage you to do some research on turnkey.
